Bulgaria offers enormous variety as an investment location and has year-round appeal for those looking for a buy-to-let property. Increasing in popularity are its mountain resorts, which are catching up fast with traditional European ski locations. Almost 30 per cent of the country is mountainous and there are four main winter resorts in Bulgaria, the most well-known being Bankso, although that particular resort is now reaching its construction limits and investors are looking for alternatives. The resort of Pamporovo is one of the most exciting and viable alternatives, thanks to its perfect position in the south of the country and a new project, the Perelik Project, which will turn Pamporovo into an integrated ski, golf and lake destination with year-round rental potential. In December 2006, Ryanair announced that it would begin operating flights to Plovdiv airport, just 85km from Pamporovo, boosting tourist numbers and making access that much easier. Pamporovo is the most southerly of Bulgaria’s ski resorts and is situated in Smolyan Province in the Rhodope mountains, only 30km from Greece. A motorway is currently being built which will give fast road access between Bulgaria and Greece, increasing tourist numbers and making access to the Aegean Sea in Greece an easy 45 minute drive and providing great summer rental potential. Winters in Pamporovo are surprisingly mild and it claims to be the sunniest mountain resort in Europe with an average of 270 days of sun per year, more than 120 days of them from December to May. These temperatures combined with approximately 150 days of snowfall per year mean that there’s a long skiing season, from the beginning of December to the end of March, sometimes continuing into April. This potential five-month ski season commands rental rates comparable with those in the coastal resorts on the Black Sea. Surrounded by unspoiled nature, protected pine forests and breathtaking scenery, Pamporovo currently has both cross country skiing track and 25km of ski piste. The Perelik Project, which will be built in several stages until 2014, will increase the current length to an amazing 127km of ski piste and 30 new ski lifts.
