SPAIN PROPERTY MARKET NEWS ROUND-UP 17/10/07

During the summer, we saw a stream of positive reports about the continued popularity of Spain and its property market. Those reports are continuing into the autumn and the emphasis seems to be that Spain is considered one of the best options for a long-term investment as well as being one of the top three destinations for those who are thinking of moving abroad. Here’s just a few of the some of the most interesting statistics:

May 2007: Top Spanish Bank, GE Money, reported that buyers consider Spain the best option for long-term property investment. GE Money asked one hundred mortgage brokers and a thousand of their customers for their views of the world property market and Spain was the clear winner, with its perfect mix of great lifestyle and secure returns over a sustained period.

August 16th: A report by UK building society, the Alliance and Leicester showed that Spain was one of the first choice destinations in Europe for starting a new life. Their research showed that 52 per cent were relocating because of Britain’s high cost of living, while 40 per cent cited poor UK weather conditions.

August 23rd: Just one week later, the UK’s Institute of Public Policy Research (IPPR) reported that Brits were leaving the country in record numbers and that Spain was the second favourite of the top ten destinations – and the favourite within Europe.

August 31st: As August drew to a close, the Overseas Desirability Report, conducted amongst just under 3,000 UK homeowners, reported that more than 40 per cent of them are interested in buying an overseas property and that a beachside home in Spain is their top of their wish list.

9th October: As we left summer behind, independent data from Kyero.com, the largest English-language Spanish property portal, revealed that average property prices in Spain had increased by 1.4 per cent in the previous month, rising to 248,000€ in October 2007.

10th October: UK bank, the Yorkshire bank, announced that its research has shown that 43 per cent of UK adults dream of buying a home somewhere sunny, with Spain the favourite destination. A staggering 66 per cent said that the weather was the main reason they wanted a home abroad and 32 per cent said they considered Spain a good long-term investment.

All of which goes to prove that whatever the reason for buying abroad, Spain is still the favourite destination for all types of overseas homebuyers, investors and those looking for a new life abroad.

Coastal Spain as popular as ever! - 13/07/07
Recently published research by property portal, Kyero, reveals that more than 70 per cent of their visitor activity is concentrated on popular Spanish coastal areas. Its Property Trends research highlighted sustained interest in the Costa del Sol, Costa Blanca, Costa del Azahar, Costa Cálida and Costa Daurada. Almeria is the fastest growing province with a 1.6 per cent increase compared with the rest of the country and average property prices of around €198,000.


Lost confidence is returning to the Spanish real estate industry - 11/07/07

Some ambitious new projects have been announced recently. According to the newspaper Expansion, Spanish company Fedesa Inmobiliaria is planning a €1.5 billion residential and tourism complex in Puerto Real in Cádiz, which will consist of more than 4,000 homes, 1,800 hotel rooms, two golf courses and a 400,000 square metre technology park.

For those of us who have slightly less than 1.5 billion to invest, the good news is that the HSBC and its Spanish partner, Solbank are offering a new deal to those from the UK looking for their dream home in Spain. It includes mortgage discounts with reduced interest rates of one per cent above the Euro Interbank rate (it's usually 1.25 per cent). Source: Overseas Property Professional
