The buying process in Spain

We've put together a guide to buying in Spain, from starting your property search right through to completion. This is a three part section, the first of three is outlined below. Click on the links to visit all three areas:

1. Before you start - points to consider before you start looking...

2. Looking for your dream home - See what's involved in the search and match period...

3. The legal process - What to expect, and how a reputable lawyer is essential...

BEFORE YOU START

Before you start looking at properties there are a few things you should do. The most important part is that you understand how the buying process works. Below is a simple guide, but if you want more details or specific advice, contact Viva and we’ll talk you through every step. Talk to us >

Work out what you can afford

Decide your budget before you start looking. And don’t forget about the fees and taxes. It’s best to add around 10% of the purchase price for all these extra costs. For a full breakdown on the "extras" click here. Also, for advice on financing your Spanish property take a look at our finance guide >

Decide on what you’re looking for

Consider all the factors that could influence your choice of area and property – it will help us to better understand your requirements and find the place that’s right for you. Choosing a property >  Area guides >

Get your reservation sum ready

In Spain, it’s usual to pay a small reservation sum to take your chosen property off the market while your offer is either being negotiated or accepted. It’s normally about 1 or 2% of the purchase price. This ensures that the property is reserved until you exchange contracts with the vendor or developer. View finance guide >

Currency exchange

If you do not live in Spain, and you need to make payments in Euros, you could benefit from massive savings by using a reputable currency exchange company such as Moneycorp. Moneycorp can help you achieve the best exchange rates making your money go further. They can also offer a range of services that will help protect you against adverse currency fluctuations.
