Tenants – What do I need to do?
Once we have found your ideal property, you will need to place a reservation deposit, usually about 500€ to secure the property and remove it from the market.
You will need to present references prior to the signing of the tenancy agreement for the landlord’s approval, (eg: bank, work, previous landlord, personal, etc.)
On signing of the tenancy agreement, two months deposit must be given, which will be held by the landlord and refunded at the end of the contract period, assuming that the property has been left in the same condition as it was found and there are no pending utility bills or missing items from the inventory.
The rent must be paid up front at the beginning of the month directly into the landlord's Spanish bank account.
Either VIVA Lettings or the property's landlord will take care of the changing over of any utility bills, and your bank will need to be advised of the new direct debit, as they will now need to be paid from your account. Community fees, council and rubbish tax are still paid for by the Landlord.
